If I have a rental property, am I obligated to pay khums on the increase in yearly equity on the property, or am I liable for khums only after selling the property when I actually realize a profit?

Since the value of the property can change, and you do not know exactly how much profit you gain on a yearly basis, the khums will apply to the profit at the time you sell the property.
